6.1 Research and Consulting

In tandem with BP HR Departments, our consultant will contact the staff member to determine macro family needs. In searching home, Sumber Rezeki Indah will do :
Provide list with specification details and pictures of properties in Jakarta expat area such : Pondok Indah, Kemang, Cipete, etc

Inform the positives and negatives points of each property and area, discuss it with the staff and/or family
Arrange appointment for staff and/or family to meet landlords, agents and accompany them
Once the appropriate property is found and meet the needs of the staff, family and corporate budget, SRI will liase between BP, the expatriate and the landlord to negotiate the best lease terms
This process requires a high degree of communication and co-operation, and SRI will partner BP to achieve the best agreement in the market.
6.2 Building Inspection
Building inspection is needed to ensure the condition is satisfactory and proper, therefore Sumber Rezeki Indah will send a qualified engineer to prepare a detailed report with itemized cost.
The inspection includes : |

Check the physical of housing construction and material used
Check quality of finishing ; paint job, woodworking, etc
Check the physical condition of Air conditioning, water heater system, switchboards, ceiling fan and distribution panels
Check the condition of swimming pool pump, water heater, booster pump and water tank
Observation on fire protection system and smoke alarms
Inspect whether the grounding is adequate
Check the correct sizing of fuse/circuit breaker.
Check whether the wood need to be spray for anti-termite
Check the furniture items and prepare the list
Check sufficient electrical, telephone, and antenna outlets

6.3 Administration

When basic agreement has been reached, SRI will liase with the landlord and BP to ensure that all documentations are complete in a timely manner. Documents are then submitted to BP for final approval. |
Set up at lease register (includes critical dates)
Confirm condition of premises/tenancy agreement
Set up properly inspection report
Set up all documentation/correspondence relations to the property
Manage tenancy portfolio through a centralise database
Ongoing liaison between staff and landlord
Provide staff with 24 hours contact telephone numbers for any maintenance issues
Issues repair quotation and discuss with responsible party
Coordinate repairs and arrage bills
Assist in the calculation and return of deposits
Negotiate with landlord on renewal terms
Review of premises condition.
